The Director of Capital Assets works with many stakeholder groups to define fixed asset types, assess, plan, and execute recurring reporting needs, provide ad hoc reports, analysis, and forecasts, and review work completed by the Capital Assets accounting team. This individual will have direct oversight over design and construction accounting, as well capital asset accounting. This individual is responsible for building relationships with the other accounting, financial planning and analysis, and operational management groups. This individual must exercise effective communication skills, exhibit strong accounting acumen (inclusive of cost accounting), function effectively working with team members located in different offices throughout the US, and offer suggestions and support for improving practices and processes within a dynamic environment. This individual will report to the Vice President of Accounting and Financial Reporting and will consult often with relevant stakeholders, including CAO, external and internal auditors, as well as to individuals working in other functional or commercial business areas, including but not limited to, treasury, financial planning and analysis and property teams.

Your daily responsibilities include

  • Ensure processes are in place for capital approval, adherence to capital budgets and placing assets into service.

  • Review fixed asset addition JE's, disposals and transfers JE's for proper documentation

  • Establish reporting and review procedures for projects underway, and a process for beginning, administering, and closing Design and Construction projects

  • Review asset types with the tax team and ensure the asset types are coded correctly in BNA

  • Maintain depreciation and asset retirements for all fixed assets using BNA (GAAP, Fed, State, No Bonus, E&P)

  • Review reconciliations of the fixed assets balances to the general ledger and approve fixed asset account reconciliations

  • Ensure compliance with regulatory and financial reporting requirements

  • Review monthly asset account roll-forwards for each book (GAAP, Federal Tax, Federal AMT, State Tax, and E&P), each property, and on a consolidated basis

  • Proactively provide support for internal and external audit requests, sales/use tax audits and other ad hoc reports

  • Review SOX and other controls and ensure processes are in place and operating effectively

To be successful in this position it will require the following skill set

  • A Bachelor’s degree with a major in Accounting is required, and 3-5 years of progressive work experience is desired, experience in audit public accounting and/or project job cost and/or fixed assets accounting is a plus

  • CPA is preferred

  • Excellent verbal and written communication skills are necessary, complemented by sound administrative skills

  • Advanced proficiency in Microsoft office applications, particularly Excel pivot tables

  • Experience in using querying and reporting tools for ad hoc reporting

  • Ability to work in fast paced environment on multiple assignments with tight deadlines, particularly at quarter ends

  • Able to communicate effectively in both verbal and written formats and present information appropriately based on the target audience.

  • Attentive to details with ability to translate into the “big” picture

  • Individual will need to enjoy working on new challenges
