Your daily responsibilities include
Manage the planning, scheduling, and assigning all work order requests for the casino building that including mechanical, electrical, HVAC, plumbing, carpentry, painting, and other assigned areas. This duty included an effective utilization of a computer maintenance management system.
Manage the Casino Facilities building workforce that consists all of the Facilities mechanics, Plumbers, HVAC technicians, Electricians, and Shift Managers. This duty includes but is not limited to assigning jobs, coordinating all three shift activities, coaching employees, managing time and PTO schedule, etc.
Manage the WWTP reporting in compliance with local, state, and federal regulatory requirements.
Manage the utility and energy consumption for electricity, natural gas, water, sewage, other energy sources, etc., Improve the operation costs by exploring alternative method or process in energy and utilities for the facility.
Manage the grounds keeping crew to effectively provide services in landscaping, maintaining parking garage and parking lot, and seasonal tasks such as grass cutting, tree trimming, snow removing, etc.,
Lead and develop a preventive and predictive maintenance program for areas of responsibilities.
Work directly with contracted vendors as needed.
Assist in the process of planning projects from estimating costs, soliciting bids, starting up projects, implementing scope of works, and closing projects.
Assist and recommend capital and expense improvements and prepare necessary documentations such as capital request and expense requisition.
Manage the department budget by planning, tracking, and managing the department operation costs in monthly basis.
Continuously monitor and recommend improvements to the department's operational efficiency in regards to task assignments and manpower utilization.
Promote and enforce safety practices and procedures within the department
Perform employee appraisals, conduct disciplinary procedures when required, interview and hire new employees.
Prepare reports of department progress or as required by senior management.
Responsible for the security of all keys issued, keys in inventory, keys destroyed, and keys turned in by other employees.
Supervisory responsibility over Casino Facilities Department, WWTP, and Grounds keeping crew.
Supervise 2-3 employees directly
Supervise 10-15 employees indirectly
Coordinate maintenance support for at least 4 remote locations.
To be successful in this position it will require the following skill set
Bachelor Degree in Engineering, Building Construction, Electrical, Mechanical Engineering, or Industrial Engineering preferred with 5 or more years of experience or equivalent combination of education and experience.
Must have the ability to read, write and speak English.
Must have the ability to identify problems, collect data, analyze, draw valid conclusions and monitor post-repair performance.
Advanced computer knowledge; MS Office; Building management system, Utility power management software; Must have the ability to learn and use new software systems as they become available, such as time keeping, CMMS, and other company installed programs.
Must hold a valid Pennsylvania Driver's License with limited infractions to be able to operate company vehicles.
Must have liability insurance on personal vehicle.
Must have the ability to become certified on the operation of a man lift, fork truck, and any other type of equipment needed to maintain this property. Must obtain a certificate in the use of fire extinguishers.
Must be available to work rotating weekends and be available for emergent off-hours support.
